Can render be pressure washed?

It depends on the render and the state it's in. High pressure can damage painted render, or render that's already weak or cracked, so blasting it isn't the answer. Some render manufacturers allow gentle cleaning with water and a mild cleaner at low pressure, but every system is different.

My approach is a low-pressure soft wash, with a cleaner suited to the surface, to lift the green and black growth without forcing water into the render. Some treatments keep working for a few weeks after the clean, so the wall can keep improving.

Cleaning won't fix cracks or failed paint. If I spot those, I'll point them out before I start.

Why render goes green and black

Render is slightly porous, so algae and lichen grow on it, especially on walls that get little sun, sit near trees, or stay damp. Coastal homes see this a lot. The growth shows up as green patches, black streaks under windowsills and grey staining.

What a soft wash involves

A cleaner suited to the render is applied at low pressure and given time to work, then the wall is rinsed gently. The aim is to kill and lift the growth rather than blast it off.

What cleaning won't fix

Cracks, blown render and peeling paint aren't cleaning problems. If I see them, I'll show you before I start.

Can you clean painted render?
